If you are considering OOS investments, then are you willing to put in effort to manage the business with more scrutiny.

Becoming an investor involves developing your buying strategy/skills AND learning how to manage your investment (property management). 

There's the cost of the actual fix, PLUS the cost of managing and dealing with the project. 

I would take any recommendations you have for property management as well.
