Since this is CA the annual cost to keep the entities active would be $800 a piece for CA LLC fees plus a couple hundred bucks to file tax returns.

This should be easier than most lot splits since the piece you’re breaking off doesn’t need to be a legally buildable lot in it’s own, it could be added/incorporated into your neighbor’s parcel if necessary.

Talk the the agent with the broker present and show the broker the e-mails and tell the broker you trusted that the agent had read the form and was advising you to sign it and it was all ok, that is why you have an agent to walk you through the process.
