If your looking for distressed properties in which you can add value I would start going to your local REIs and start networking.

It will also allow you to build relationships in your local community with tenants, contractors, real estate professionals, etc. 

I've found that adding local neighborhoods and roadways and giving a brief overview of requirements/availability can really help attract people to a listing.
