Major retailers spend a significant amount of money and time scoping out areas for stores, so if you see a Starbucks pop up in a neighborhood, you can bet the company has sufficient evidence to believe that the area is on the rise.

It took a whopping 5 hours total (including 5 trips to the hardware store) and was super fun!  

The commercial building was run by myself as a convenience store for 2 years so unless I could rent it as an office space I wouldn't rent it out.

Account Closed, first I would do all that @Don Meinke suggested (please do the goose neck correctly).second all big box stores have flexible extensions for downspouts. use 2 or 3 together and direct the water away.if you're not there in a big rain to observe, use the hose i see on the left of the picture to test the water drainage/level of the guttersi would get rid of that "fake planters" at the entrance: does not look good and right now impedes right drainage.

Your big box store has it in a bag back by the concrete mixes. 

It will have a strong solvent smell when you apply it, but that will mostly go away when you wipe it up.It comes in a spray can, every car parts store has it, and Wal-Mart usually does too. 

GC's are for the most part not liquid and there's probably not a lot to go after.
