I would buy cash flow properties and hold them during the time in my life cash flow is the most important and I would purchase and hold appreciating property for the length of time for them to do their thing.

My rule of thumb is that I will gear a property and retain a capital account with sufficient funds to cover all costs on the property for a period of 6 months should the property be vacant for any length of time.This may all sound a little over the top, but investing your hard earned money, or that of other people deserves good advice and strong financial management.

Expert stated that during remediation process tenant can be in the house and he did a test on mold type and also said, home is safe to live in, even with mold.Tenant requested a copy of Home inspection report and without our authorization showed her attorney who speculated about the nature of mold and the length to remediate the issue.
