On one hand it is nice to have the hands off approach when it comes to landscaping, exterior maintenance, pool cleaning and savings on products like chlorine, gas and time for lawns, etc.

@Derek Sherpa It's definitely confusing and vague at times to figure out the current laws around STRs especially since they vary by municipality--and in this regulatory landscape where it seems like new laws around STRs are popping up almost daily now, your best bet for the most up-to-date info is definitely calling or going straight to the town you're interested in.

It just needed a few small things to update like new light fixtures, new appliances, updated heating system, and cleaning up the backyard a bit with some landscaping.

Pay a landscaper to maintain it properly.

Adding an ADU doesn't require more personal office space, doesn't incur more cost from my accountant, doesn't increase my landscaping costs.So no, I haven't done a thorough capex worksheet, so I can't *prove* that a 40% expense ratio on a newly built/converted ADU is too high.

For that price they could fill and re-landscape the yard and still get as much for house.
