Alex, this could be a difficult situation because the tenant has essentially been trained and probably identifies as a victim with a right to free housing.I would make the tenant one offer: if they move out within 30 days, you'll hand them their deposit plus a full month of rent.

This is because inflation is constantly eroding the buying power of money, so you have to keep spending more dollars to buy the same items.

The home will need mainly paint and cosmetic touch-ups that me and my partner will be doing together, but it's the big ticket items that I need to budget for. 

To answer a few other items I saw in some responses: *The mention of a 1031 has been searing my brain all night! 

By being formally trained and educated in the space, agents understand the nuisances of theses practices and know how to successfully execute to qualify the tenants without causing any harm to their landlord client. 

This may be tricky as some items may be near impossible to comply with. 

The rest of the stuff scares away newbies but the seasoned investor could give a crap.  1% gives you a lot of leeway to miss an item or two.  

I charge good rents, require steep security deposits, schedule regular inspections, take incoming and outgoing photos, videos, and descriptions, and hold the tenants responsible for every item.

But that often means that one has to go and pick up the item themselves (some ads will say the owner will deliver for a small fee).
