Please compare / contrast  the online service called "Landlord Station" or other web based businesses, local companies versus doing it myself.

The DD package shows where they started FC in 2011 and named the HOA a defendant, so we at least know there was an HOA at one point.The HOA shows on the Illinois Secretary of State web page and lists officers but no phone numbers.  

I've had a few interactions with her that baffled me, ok, no, the made me think "WTF!?"

I'm a professional web developer, and I bring value by helping them with their web presence.Be persistent, you never know if the next email is the one that someone will reply too. 

As a landlord you would have the opportunity to interact with kids.  

So go ahead and be interactive in the forums.

Typically I am using Direct mail and web leads to get my deals.  

No forum or web site is going to teach you how to be a lender.

Most commercial firms do not work like you mentioned above.There are black eyes in our industry that many firms shun at all costs.I have ran across great companies and commercial brokers and then I have ran across some that I never want to interact with again as they are slimy, unethical, and do poor work on transactions.We offered on one property and the commercial listing broker sent back another buyers LOI offer on the property!
