Due to the low price and timing, my full strategy is the following:Buy the property (all cash deal)After getting employment, Cash out refi this property to purchase 3-4 more properties.Cash Flow on the three to four new properties will be $350 per unit (total of $1,400-$1,750)Would like to get some feedback.

Many investors that use this strategy accept they are basically only having their mortgage payment paid by the tenants.It is a good strategy in order to get into the game.

Thanks for weighing in, that's helpful to hear.I'm not in incorporated Sonoma and so there are a number of vacation rentals on my street too.I did live right off the Plaza for a number of years though and you can't beat the location for walkability!

Being that this is a smaller park near an airport, it may not be the best deal depending on your exit strategy.
