I then include a letter from the lender indicating a pre-approval for the funds.This way the offer looks good (no extra contingencies), but is completely transparent with the financing details.

I won't be providing appliances but I know that for the section 8 inspection, part of that includes inspecting a working refrigerator and range.When I did Section 8 a couple of times years ago, I was sure the houses would pass or only need minor fixes depending on the inspector that I got, but I let the tenant move in right before the inspection so that their refrigerator and range could already be in place and be inspected.

The cost of the materials was $1,500, and including labor I’d estimate this cost me about $3,000.The property manager never ran this by me or gave me an indication these project would be completed.Our service agreement is clear that written consent is needed when costs exceed $1,000 and in this instance these were not repairs and requirements needed to rent the property.
