Turns out, while many variables could be applied, listing all of them is an impossibility. 

From personal experience, it is quite literally near impossible to change zoning.  

It will be difficult for you but not impossible. 

I did this over three months for my own use initially, because it was impossible to choose a platform without it.

Finding those stellar deals, however, are not impossible and should be the focus if a steady, healthy income is the goal.

I only get commercial loans on my single family homes and found it to be nearly impossible to get residential loans.

Inspectors and appraisers will note that property has health and safety concerns (if it does) and make it difficult or impossible get a loan until the issues are resolved.I don't know your market, but in any competitive market there are investor buyers with cash that have no issue with the sitting tenants.

Cash flowing in those areas on a 15 year note may be challenging in this market, but not impossible.
