Typically in this space existing class A or AA sells to Lifeco/insurance companies looking to park ten’s or hundred’s of millions in safe low return (~4%).

Wholesalers are not getting off the hook, when your agents do not have anything of substance you turn to combing through hundreds, if not, thousands of emails trying to find what would seem like a unicorn in a sea of daisy chains and potentials that you will come to find out are no longer available or were never deals to begin with.

The bigger pockets real estate podcasts (there are 2 now) have hundreds of stories--many of them are investing out of state. 

Or is it just paying a few hundred dollars (??)

Remember that you’re going to have very little cash invested with FHA financing, so even a few hundred dollars worth of cash flow when you move out will mean a very good cash on cash return.  

You will get a hundred different approaches by asking that! 

Thanks @LeeRipma and @DavidGotsill, I usually see this on the big development projects and was kind of taken aback because it was a relatively small commercial deal of a couple hundred thousand. 

I know that Max Levchin (founder of Yelp) and Peter Thiel (Founder of Paypal) have both used Pensco to invest their Self Directed IRA's into the companies the started and grew their IRA's to Hundreds of Millions of Dollars.

I’d be curious to see what possible justification there is for increasing prices when tens of thousands of evictions and hundreds of thousands foreclosures hit the market while there’s so many unemployed and less renters coming in from Mexico.  

Though you’ll have some lenders that’ll charge a couple hundreds to re-certify that appraisal
