That type of economic change brings in more renters from the "no longer homeowner" pool.  

Hi @Steven Rasovsky,We do have a property in Capitol Hill / Madison Valley getting ready to be listed this upcoming Thursday, but it's much higher than the price range you're looking for.I'm not sure you can find a house in this area for that price; I know a homeowner who just sold his 2 bedroom, 1 bathroom, 1,000 sqft house for $400,000.  

Here are a couple things I've noticed to be successful for them, and maybe it can work for you.Off-Market Deals: Direct mail and cold calling homeowners of distressed properties.

I found a good wholesale deal, but the homeowner is a landlord, and they have tenants that haven't paid rent in 6 months.

Not to mention the buyer is very pleased to be a homeowner when most banks wouldn't give them a chance.

Is it reasonable to think that a homeowner who has a burdensome property here would allow me to rehab it on their dime, and then purchase the home under a land contract? 

As far as the utilities I never had to deal with an eviction, but I always hated that rule about having to leave those on because as a homeowner if you don't pay then they would shut them off on you, so why cant you do the same for tenants.
