Unless you specialize and invest a lot of experience and knowledge into STNLs, I think the risks are just too highly concentrated to dabble in that space.

They are open to being bought out of the property at $180,000, but that would have to be paid to the estate in a lump sum at closing.I haven't been to the property, but the pictures show that there is a mobile home and 2 barns (all falling apart and need to be demolished). 

Secondly, the language of the agrement is going to be highly dependent on the project type or investment strategy.

Don't expect a high success rate.

Dont be that property that's listed with subpar finishes, terrible pictures, or bad staging. 

You could find those contracts online but I would highly recommend getting them reviewed by an attorney. 

Did your realtor not physically go to the house and send you any videos or pictures of the place?
