Rewey I actually remember when I initially began looking into note investing some years back (probably about 10, roughly) - you and another gentleman I believe had a training course out, or book(s) or something.

Therefore I suggest bookmarking a fe links to access resources like checking out these calculators , the file place, REI resources, and looking into getting some or all of the really awesome and necessary books offered here on Bigger Pockets.

Having said that, your gut feeling may have picked up something subconsciously and a lot of the time that little voice is right (see Malcolm Gladwell's Book - Blink).
