Is it purged to the ground?

To those with a Retail Plaza/Strip Mall whose responsibility is it keep the grounds and parking-lot litter free or under control? 

After negotiation,I made the final offer on this property which eventually got accepted and the transaction is currently in its closing phase.

I will handle the lead generation, while he will do the ground work, locally.

Either outside air is getting in somewhere, or lines are not buried deep enough in the ground.

I’ve done research on the market but want to do more boots on the ground research.

@Enyi AjokuNot sure what your lease states 1. but In Colorado I have a no smoking addendum which states “no smoking in or around premises including but not limited to cigarettes, hookah, incense, marijuana, etc. any evidence of such are grounds for immediate eviction, loss of held funds and liability for damages.2.

So if you bring to the table the willingness to be the 'guy on the ground,' and you convince a money guy to back the project with his guarantee and down payment, a lender will think that's just fine and dandy and you'll be on your way.

.- They likely have "boots on the ground" experience and knowledge of local labor costs, operational costs, rent potential, regulations, and property histories.- They can be a great check and sounding board on the financial projections and value add analyses that you do.Do you agree with this?
