I purchased both triplexes with tenants, so I am used to having them full :) At the one property, I have one renewing his lease, one is leaving but I already have a new tenant, and the third wasn't sure what he was doing (graduating and looking for a job) so the vacancy is coming up quicker.

And in LA depending on where you buy, you can have tenant turn over every year due to various factors (graduation, job relocation etc).I am not advocating kicking out month to month tenants in "good standing".

Later the properties were producing income.Having lived and worked in the area I will speculate that these were likely rented to higher quality students (graduates and others) as there is a big demand in the area.
