If you have all your ducks in a row, and are pretty confident on things, but you are nervous, JUST DO IT

Little high risk but if you're confident you'll get it back in that timeframe, it's a good, cheap option.

@Scott KimberlyThe first deal is definitely the hardest, but there are plenty of roadblocks that come up on subsequent deals as well.However, doing our first deal gave us the confidence gradually to move forward on future deals, and that does snowball overtime.

This post isn’t about establishing residency as I’m am completely confident that I have the correct answer to that (from the person at the school who reviews residency) It’s about carrying paper on a property and if my daughters name remains on the deed if she sells it and holds the paper. 

I am connected with a commercial broker and we are confident we can find something for him to exchange in to.

Though by that time, with appreciation and some repairs I'm confident I can at least break even if not a small profit.
