Also, what are some of the main points that should be considered when searching out a roofer (what to look for & ask, square foot rate expectations, etc.)? 

And the company is still up and running ( I sold out personally a year ago nice liquidity event thankyou) with the blessing of the state feel free to call or contact them to get the current RE paper offering for the company and the one we operated under ...And like I said I have mentioned this many times on these post. but of course you probably never saw them that's why you put your foot in your mouth..

Isn't that  shooting ones'self in the foot?  

I had to add new footing pads, and replace the beams and posts...pretty creepy being in the basement jacking up the house with bottle jacks to make everything level and listening to all the creeking, etc.Oil tanks/boilers -I would make sure all of this is gone, and not still on the property.

I might be shooting myself in the foot but it's the truth. 

You can see when they are nervous, you can see if they like the price you just offered or if you just shot them in the foot.

I hate to use the term, but...I don't need the capital immediately...and the interest income on this deal would be nice.We're a web design firm and truly don't need Class A office space....no client foot traffic, etc.
