You'll then need to apply for the Certificate of Occupancy, pay the fee, and then wait for the inspector to come out and tell you what needs to be fixed. 

Are they complainers, do they know how to fix things, are they clean or messy. etc. things that a credit report and pay stubs really don't tell you.
