Sounds kind of snake-oil-ish to me.

. - property is in Belfast, Maine - property taxes estimated at $5K annual, one house has all utilities paid by tenants, second house has an efficient oil burner - owner has been paying heat.

On the other hand Houston is getting ready to cool down due to low oil prices, so that may change as well.Does anybody own any MF around Houston area just to compare and see what good numbers should look like?

In a word Clay I am finding most S Calif owners of buildable lots want and expect to get way more they they are worth and honestly,,,Im at the point where Im just not gonna mess around with em any more,,,",to many fish in the sea" out of state,,,in other states,,,,,DD

I saw some books on Amazon , but was not sure which were snake oil and which would actually help some. 

I have recently moved to West Texas where the oil boom has created an opportunity for to me go into business for myself so I have started looking into the LLC and insurances required.I have researched land, home prices, and labor/material cost in the area and there is definitely a benefit to build here.

@Aaron MazzrilloI agree Aaron, I was actually fishing for ideas, In real estate I have found that there is never any correct answer because we all have different comfort levels.  

Since this is the first night I recieved the lead.It looks like I have some more fishing as in actually looking face to face with some of the property Comps.

That property looked tremendous on paper - although in a small town, I thought it was a decent area near oil services.  

Wholesaling is like fishing for 800 lb tuna and you showed up with a pan fish rod.
