Many rental property owners don't do this, but we feel is it really best practice to substantiate charges and eliminate questions if we were audited.

An 8 year goal feels far too far out.Don't worry too much about rent-control legislation that might happen.

And anything else you feel may be useful to have as a landlord.Asking this for my own beneficial use haha.

I feel very confident both of these homes would rent for $750-850/month. 

Now don't get me wrong:  If your goal is more audacious like I want to build a 100 million dollar real estate company and I am starting out with a SFH but my vision is so much grander then you should absolutely be looking for better opportunities.For us more simple minded investors, my advice: choose a strategy you like (feel comfortable) and perfect it!!!!
