The PMLs I have spoken to that have interest are personal family and friends so they don't currently have any contracts themselves.

Many say to stay away from investing with friends or family members; i dont think inherently the relationship is the issue, so long as you've dotted i's and crossed t's well before it matters. 

My family and I are planning to upgrade our living situation in a few years but we live in a HCOL (New York City) area so it’ll probably take that time to save up the down payment.

And for those with full time W2s/families etc, that time is valuable.Of course there is some kick back in all these but why is that an issue? 

My initial goal is to house hack, purchasing a small multi-family property within the next year, ideally the next 6 months.I am between Atlanta and Athens and have relatively little savings so unless I find a partner I will likely be using an FHA or USDA loan for my first property.
