I get my lighting and hardware from wayfair.com and build.com if you got a lot of apartments, get them to get you your own rep, you will get better deals at both places, I can tell you that last week, a tenants key just up and decided not to work, who ever heard of new door hardware failing like that ?.

I also decided to replace the HVAC as the unit was very old and would likely fail in the near future...not to mention it had multiple code violations in it's installation.

If it’s not, you want some solid outs (every 10 to 15 days you can take someone else’s offer instead.) or some solid commitment from the buyer (every so many days $1000 or several thousand dollars of their earnest money “goes hard” and won’t be refunded if they fail to purchase.) just being “contingent” will turn off 80% of your possible buyers, and if it “falls out” people will wonder why If they keep your property off the market in MN for a couple months and summer’s over, school starts, you’re out thousands if not 10’s of thousands of dollars.

Upon receipt, the county will send out the code enforcement officer to inspect that property, contact the owner, follow-up to ensure corrective action, and even pursue legal action/citation if the owner fails to comply.

Additionally might say tenant required to keep an HVAC service contract.If unit wasn't serviced properly and now needs to be replaced instead of repaired then landlord might could argue tenant caused it to fail so is responsible.
