I have been studying full time on investment that I will hopefully do some day for about 3 years, seven days a week and about 10 to 12 hours day.Unfortunately, I have been bedridden during that time and not working and being supported by mu wife and mother due to some medical problems but before my accident I was in construction for about 30 years. 

Delays and extra fees/inspections can really kill a projects profit margins fast.

Hi guys, We're doing some work in a bathroom and adding an extra bathroom and need a plumber to help with moving a few things around. 

I wanted a 3-2-2, around 1800sf, single story, with a fairly flat driveway (i have a boat) or extra parking, some repairs are fine, and in my price range. 

Consider this a $100 lesson and move on.Don't ever start an application until you have the money, a complete application (no blanks), and all supporting documentation (proof of income, picture ID, etc.)If you have more than one person applying together (husband/wife, friends, etc.) then you don't start ANY of the applications until ALL applicants have provided you with everything.You should also have a statement that application fees are non-refundable under any circumstance.

If the market tanks bad enough the extra $50 isn't going to matter.

If not, have  you asked your current CPA to provide you the support behind their advice?

Or since you know one is leaving soon, you could just create 2 leases (one for each).But you need to see that the one remaining longer has the income to support paying rent on their own as a solo tenant.
