If I recall correctly the payment was close to $1k a month...so may sure there’s enough margin in the deal to make the payment plus extra principal to get it paid off2) you cannot contribute to your 401k while paying the loan back so it hilts additional contributions 3) the payments are taken directly paycheck each paycheck cycle (weekly/bi-weekly)

I have a blacklist of poor performing commercial attorneys, developers, property management companies, owners, listing brokers that I want to avoid at all costs if possible doing a deal with.The only time is if they had an incredible property for my client to buy would have to put in extra protections in place to safeguard sleezy tactics.

What happens when you sign on for those fees is you end up paying what amounts to sometimes an extra 8-12% over the course of a year, and sometimes even more!

I can schedule a meeting with my CPA at just about anytime (without all those extra nitpicking fees) and throughout an hour call we'll just discuss random laws, taxes, experiences, etc for half the time while still making sure business is discussed and we take care of what's needed.

I think if I was further down the line and more comfortable with an area/the process/my numbers game then I might average it out/compensate the cash flow over other deals and put the extra back in the process.
