The lien holder's LLC was out of date with the state so we had to wait until it was updated for the lien release to be valid thus had to get an extension for the contract.

We've ran surveys to motivated sellers and ran extensive tests on our InvestorCarrot websites to see where people engage on the web page... and their primary concerns (in this order from our research) was 1.

I have a very extensive real estate sales background and understand the use of a farm very well.  

A note of caution to do extensive due diligence prior to any commitments.

It was under their minimum as I wanted to try them out and they needed just a bit more to complete the deal.  6 month note with option of one 3 month extension.  20% APR.Come June, they were nearly complete and chose to extend.

How extensive this accounting needs to be is something I am going to be studying over the next little while.  

Needs to have extensive knowledge of the area. 

Wet funds lenders usually have a fee for extensions and the longer it takes, the more it costs.
