This could work for a wholesale deal, but you need to shop for some of the big players in your market and plan on holding it for a few months.I bought a 3.4 finished 10k sq ft mansion from an NBA player that ran out of money.. we spent over 1 million finishing it.. now to be fair 250k was in the landscaping alone.. but your point is well taken..  

We just finished the exterior overhaul - paint/trees/landscaping and my photographer is taking photos Saturday.

The actual backyard is overrun with a lot of weeds and trees that were planted there 20 something years ago apple trees pine trees Quaking Aspen's among other major plants that's back in the day probably looked very nice but now all I see is a complete landscaping job where in my own personal opinion all of the trees would be taken out the entire lot tilled up and recited for grass or possibly there is a chance of an another lot Oar House to be built back there if the ground perks and if it's zoned to allow that other house on it such as a mother in-law suite.

In this Office Park you'll find, nicely landscaped and lit walked ways, at least 2 offices with mini lobby in each unit, small kitchens and personal bathrooms per unit.What made you interested in investing in this type of deal?

Cap rate expansion in that range seems prudent at this point.

I would also be interested to know if you had an expansion tank on the cold water side as to be code compliant as per most cities.

Maybe even a few different angles of the front of the home would help and show a bit of the front landscape.
