I take about 4 trips home a year and it only gets scary now between tenants(if they don’t renew), but your team of handymen, landscapers and relationship with long term tenants are the key to it all.

Prop Tax (look up at the county what the exact prop tax is for this property) Insurance (get quotes) Maintenance (estimated lawn care, landscaping, snow removal, etc) Repairs (lifespan of appliances, property wear and tear, start with $50 per unit per month, adjust later with actual costs) Utilities (during vacancy, start with $50/mo per unit, per utility, adjust later when you find out actual costs) Debt Service (mortgage pmt)Equals Your Monthly Cash FlowThere is a lot involved in learning all of the in's and out's of property management, way more than can be answered in a post.

This could work for a wholesale deal, but you need to shop for some of the big players in your market and plan on holding it for a few months.I bought a 3.4 finished 10k sq ft mansion from an NBA player that ran out of money.. we spent over 1 million finishing it.. now to be fair 250k was in the landscaping alone.. but your point is well taken..

The actual backyard is overrun with a lot of weeds and trees that were planted there 20 something years ago apple trees pine trees Quaking Aspen's among other major plants that's back in the day probably looked very nice but now all I see is a complete landscaping job where in my own personal opinion all of the trees would be taken out the entire lot tilled up and recited for grass or possibly there is a chance of an another lot Oar House to be built back there if the ground perks and if it's zoned to allow that other house on it such as a mother in-law suite.
