If I invested in much larger properties (20+ unit MFHs) I probaby would do a more rigorous examination of the expenses and rents a seller claimed.But that's just me...others can certainly provide excellent reasons a Sch.

Every 40-acre tract of land was sold in about 18 months - all using seller financing provided by my father.My father had all the property sold and producing a cash flow Before the first payment was due to the poker player.This is an excellent example of how to invest in real estate without the burden of debt.It is also an excellent example of knowing the details before negotiation begins.My father’s situation is also an excellent example of being extremely good at what you do.

Some are excellent renters but just don't have the credit score to be homeowners.Make sure you check the following:- Criminal history- Eviction history- Rental history (be sure you're calling the real landlord)If they don't have any criminal history, have not had any evictions, pay their rent on time and in full every month, and take care of the property, does it matter that their credit score might be a 600 versus an 800?

Hi @Craig Jennings and other readers,Great to see you are interested in mobile homes as investment vehicles.To add a few comments and questions:If you plan is to purchase and rent mobile homes with attached land inside senior housing deed-restricted communities (aka, senior parks with land) than you will not need a license to purchase homes and rent them or sell them.Some parks say no rent and other parks do not mind renting as long as your tenant becomes approved at the park.Tom gave excellent advice to become as familiar as possible with this business before getting started.
