Hey Kweli,My best piece of advice is for you to follow a path in real estate that suits your talents/qualities:Wholesaling - Sales & MarketingAgent - Incredible people skills / networkingFix and flipper - Great eye for design, construction, budgeting Buy and Hold - Patient, budgeting, you currently enjoy what you do for a livingETC.Overtime many then venture into different categories (I know I have)  but I would suggest you start with the one that suits you most.

I really enjoyed Traction, the 4 Hour Work Week, Millionare Real Estate Investor, Extreme Ownership, The 10X Rule, Make your Bed and I reread my books frequently.

There's a lot more that goes into the marketing and advertising side but the homeowner is only displaced a few days and gets to take a little vacation away from home.

They are turned off by the high construction costs but primarily, they just want to enjoy their vacations and not do a remodel.

I think vacation rental homes are going to keep having demand, but there is some risk as hotels recover or if we dive into recession.
