I feel that I have a good grasp on how they work ( the Financing structure, the funding of the Repairs into the Loan, Interest Rate, Points, Seasoning Period, Down Payment, etc. )What I'm still unsure of , is what is meant by a 5 or 7 year ARM ( as the Initial Loan that you get when you use a Portfolio Loan from the Get Go , But then after that time is up ( the 5 or 7 years ... depending on which ARM you went with ) , how then does the Financing , and More Importantly my own Personal PITI on the Property get effected, by me then having a 15, 20 or 30 year Conventional ?

For my investments (roth/taxable) I wrote a simple but effective plan that I worked passively on for a few months, this way when I'm tempted to go with a fad or get caught up in the latest fear/greed cycle I can look back to a plan I made with a cool head.

(they are good prosepcts to mail to alone with expired listings, commercial property owners, folk in tax sales and for sale by owners.So,  you designed your mailing piece (with all the right words; all cash, as is, fast settlement etc.), you stuffed the envelopes, you licked stamps and sealed envelopes and you carry all that ready to mail stuff to the post office to be delivered to your targeted mailing list.NOW ----- you wait for a call........... and you wait...... and wait...... and now the phone rings!

It helps you build credibility with other professionals (you know HML, Contractors Etc.)In AZ I learned from my CPA that from the founding of my LLC I can write off my entire cell phone and internet bills at home as they are essential in my home based business of real estate investing, without the LLC I was only allowed to write off the percentage portion based on the square footage designation I gave to my home office space, that is 10% in my case, which I still can use to write off part of my electric and mortgage payments since it is still used as home office.You can start building your brand now, rather than waiting and hoping that no one takes your company name/idea...
