How long is the lease on the house that's rented out for.. can you negotiate with them to move out early.. that would be my first goal. you need to stop renting yourself , even if you paid the renters a move out bonus you'd probably be ahead,, the rent money your paying out each month is eating up the profits from your rental.Buying another house at this point is going to be hard, unless you can get a home equity line of credit on the house your renting to qualify for down payment and financing on another house,, but if that renter bails and your stuck with the house not performing for 2 or 3 months,, how bad is that going to hurt your finances..

I had an interesting conversation with the 4 board members and 1 representative from the managment company jd richardson.I explained that my fiance had the parking permit in the beginning and she went to work everyday and was gone 10 to 12 hours and when she came home she would sometimes not remember the spot she had parked in the day before we never just leave our car in the spot for 24 hours consecutive in the same spot...after a few violations of forgetting she then had her car towed and we spent about 400 dollers to get her car out of the impound lot...not more than a month later she had gotten a notice that she had parked in the same 24 hour spot from the day before, which started a fight between her and I about why she wasn't able to remember the spot she had parked in the day before.I then took over the parking permit responsibility thinking, that it couldnt possibly be that hard to remember the parking spots from the day before...i eventually had to eat some crow...i started getting notices on my car and after 3 notices the HOA then called me in to speak with me.

If they stopped making payments for 6 months plus the foreclosure costs would eat up that 22k down, and I would end up probably worse than I am now just collecting 1900/month.
