Certainly it's a recipe to achieve long-term financial comfort and to ensure that your nest egg continues to grow, but saving isn't going to help you generate shorter-term financial freedom or wealth. If I have a choice between giving up drinking Starbucks coffee everyday (okay, I don't really like Starbucks, but let's go with it as an example) and figuring out a way I can earn an extra $1000 per year to cover my Starbucks purchases, I'll go for the latter. The reason being, I'd never waste time striving for an extra $1000 per year -- instead, I'll strive for an extra $50,000 or $100,000 per year.

Owner occupant buyers planning to live there for 10 years might not want to be there (so you can buy it cheaply) but a renter might be willing to accept the subpar location or whatever for a year while they figure out where they want to be long term.Like others have said, good deals weren’t sitting out there marketed as a 1% deal, but if you saw a house that had been on the market for a while, and made an offer that would make sense to you as a rental (presumably way below list) than you might have a deal.

Also, many rental SFHs are being fixed up and sold, the seedy areas are getting homeowners again, the vacants are being cleaned up and sold, and the equity-clueless grandmas and "tired landlords" seem to be long gone.
