I guess if you were using residential financing and had the income to support the debt perhaps a lender doing residential might finance it for you but you'd need to be VERY sure you know what the market rent actually is-- not just accepting the listing agents (possibly pipe dream) 'potential' rent

My wife and I remodeled it extensively over an 8 year period, then decided to lift the home, subdivide the lot into two, and build our ‘dream home’ on the new (larger) lot.
