As long as it was spelled out clearly in writing regarding why she lost some of the deposit in the time frame according to your state law (in Ohio it has to be on or before 30 days after end of lease or else tenant may be entitled to double the deposit), which I assume you did, then you have nothing to worry about.

I believe as we continue this discussion I'm leaning more towards believing that the way we judge foreclosure vs eviction is unfortunately laced with a double standard.Perhaps we reserve the benefit of the doubt to those with similar "circumstances" in similar socio-economic backgrounds, working similar positions,etc.
