I just got a call from a tenant yesterday complaining that the air coming out of vents has a mold smell, making his clothes and dog smell like mold.

There are more old homesteaders on the market there and the market doesn't appear to be a bunch of rabid dogs like in JT.

IE its allowed out right to break it up into smaller lots.then there will usually be a section that says with a minor variance or other judicial hearing you can break it into this many.. or with a major zone change you can do this. changing zoning and uses can be dog tough in some jurisdictions and well easy in others.. once you have that info for free.. then you can talk to a local civil or land planner that will give you reality..

About me and my situation:Married, father of a 2 year old and 4 year old, both me and my wife have full time jobs, so I've got limited time to bird dog deals.MBA, and work in commercial building energy efficiency, so I know enough to dangerous, but not enough to be effective (yet, hopefully) when it comes to real estate investing.I live in Minneapolis, so I'd likely need to invest in other towns to get cash flowing deals.At this point I'm looking for investments, not another full time job like flipping.Have been maxing out my 401k and IRAs since graduating from college, so this is additional savings to diversify, and maybe allow an early retirement.Any thoughts and suggestions would be appreciated.Thanks,Chris

Going to publish in about a month :)What can I say - guy gets bored sitting by the pool all day...lolIf only there were some sort of book or something that could explain to the newbies how to house hack in an expensive market ... oh well, such wishes are probably a pipe dream :)House hacking is a great way for us old salty REI dogs to kill the time and stave off boredom while waiting for the multi-family market to come back to reality.
