Wholesaling is a great way to dive into the world of real estate.

Sometimes it's best to just dive in (that's basically what I did with my first one).  

I would think you would want to dive into it a little more.

I was deep into HML in those days 06 07  and I finally bought the Accurint ( Lexus Nexus) mortgage fraud module ( not available to the public)  and boy you would be shocked .also you would be shocked at whats behind the curtain on so many in the real estate field.. 

If I bought a duplex for my first rental property, if all went well, I think I would want to dive into buying a second property not too long after.

So definitely a risky building to take on, especially with asbestos and lead involved, it will come down to how deep your pockets are and how bad you want it.

My biggest piece of advice would be to really dive into what type of approach you want to take with regard to asset classes.

Between us and our investors, we're 450 doors deep in Indianapolis. 

I assume there are very few and there are more people with deep pockets that can pick these few up more efficiently and effectively that I can so I ignore it.

The returns look so great on some deep discount deals but fear I would pay for it with vandalisam and high vacancy rate.
