If you do this you’ll likely accomplish nothing.As far as notes go, I don’t have any direct experience but there are several books on this on BP for like 10-20 dollars.

They may not be all self directed but many are for good reason-control,true diversity, etc.

Im trying to obtain a tax delinquent list for direct mail.

In this scenario, the lenders do not file a lawsuit but rather file this document directly not he land records to provide proper notice to the public that the lender is intending to sell the property, usually via a private trustee's sale.

Any unexpected expenses with rentals in the area?  

You would have to get incredibly lucky to close your first deal with only $2k worth of direct mail.
