I am buying a property from a homeowner directly in Baltimore City, and wonder the option of seller financing.

Fannie Mae direct lenders with no overlays is best for me out here on the West Coast.

That is his total focus and he can point you in the right direction to build your multi-family power team. 

I have a private lender that finances mine from a self-directed IRA but have had no luck with traditional banks.

Fix it up so you don't get to many maintenance calls, move in your screened section 8 tenants, set up bill pay so you rent gets direct deposited,  sit back and collect. 

Or if I should use some sort of direct mailing system.

I do not know for certain what the full scope of my long range investing plans are but the tentative direction for this property are to hold, using the rental of one of the units to help me make the note on it, build equity and become familiar with the process of rentals to see if it is a fit for me in the longer term.  

Essentially, they are hoping you are honest and do not try to take conversations off their site and book them directly in order to bypass their service fees. 

Our numbers are down direct to seller, wondered if anyone was experiencing this same thing and if you all had strategies to remedy this?
