@Jaron WallingRegarding the 20K of expenses you mentioned in the original post.You and your accountant need to determine what if any will need to be capitalized into the cost of the building.You may need to do a repair vs improvement analysis with also looking to see if any improvements would qualify for the de minimis safe harbor election.Congrats on closing on the house!

Zillow is going to be as general as general gets and if you are in Chicago / Cook County you need a more specific lease agreement that protects you better.I'd probably start with a savvy agent like @Eudith Vacio, @Paul De Luca, or Account Closed they will all know awesome attorneys and pm's to help you out.

Lee, if you want to wholesale using the method of assigning a contract, and you are licensed....i would suggest checking with your state real estate commission to see if they consider that a de facto net listing.
