I have only been on BP for a few months so I don't have the same affinity to the original design as others do - though I have to admit the previous design felt a little scattered - as if the site had really outgrown itself.

Just to clarify, sorta, all LLCs are "managed" either by a designated agent or another entity or by the members as J.ason pointed out, how you declare the management of the LLC will have an impact on how you are taxed, so you need to speak with an accountant/tax advisor/CPA.

Keep in mind, though, you must designate a trustee for that land trust in the offer and that entity frequently must be able to provide POF for the offer.

And without providing the GC detailed architectural drawings and details about the finishings, most GCs would realize that the investor isn't serious.If you don't already have designs, I would suggest talking to some local home-builders in the area, who can likely give you an idea of per-square-foot prices on different types of construction and design.

May also have problems with perk test for septic tank -- Best --if financially feasible--go to county or city planning department and check 100 year and 500 year flood line --elevation -- also askfor possible permit issues for a house--You can get free flood info from USGS website --if she has location --coordinates etc Add two feet --for first floor or garage slab --to 500 year flood elevation --Make sure not to install a furnace in the crawl space - and have Flood Insurance Can build small channels and divert flow --to one side of property and leave as open creek --if county allows -- Will need local Registered Civil Engineer to prepare Site Plan --If have a site map--land map --I can help NO charge-- I have seen and help designed Townhomes Project in City of Atlanta --on top of 96" diameter storm sewer pipe--architect - developer was getting the land free --as Grant I had county --redo culvert under my driveway--young engineer made a mistake --and I threatened to sue--so they added another culvert - cost them $80,000 extra --they repalced two 36" pipes with two 8'X8' concrete culverts.

QuickBooks was designed to be easy and in this regard probably to easy.I'm told that Peachtree Pro 2010 is much easier to use than prior versions.
