Few properties are underwater, so if someone can't pay their mortgage, they will sell the property in a few weeks, pocket the profit, and rent.Are Prices Decreasing?

Also with the increased supply could property values decrease due to increased inventory.If the estimates are true and there are over 7k estimated illegal rentals do you guys think there might be an exodus of VR investors in the coming years

I have noticed that rentals have decreased a little over the last few months and finding a tenant has been slightly more challenging but the overall rental rates are still far higher than they were just 2-3 years ago due to the substantial price inflation that had been occurring to rental prices over that course of time. 

I would like to then sell for payments once finished and if everything goes well, start bringing in more homes to do the same.I am open to any thoughts on how to decrease vacancy and about selling for payments.

Is anyone seeing a decrease in their occupancy or their nightly rate outside of seasonal changes or anticipate it within the next 12 months? 

I have found that people want to buy close to home for a decrease in risk.

The mobile homes you are purchasing will likely be decreasing in value, but if you can get great consistent cash flow that might not bother you so much.

Are property values increasing or decreasing?

I want to decrease our leverage ratios a bit this year and strengthen our balance sheet and this seems like an efficient way of doing so.
