If you buy a place with m2m tenants (I've found most NJ tenants are on m2m leases with old landlords) or set your tenants up that way, you are able to raise rents before that time period.

I have seen folks that violated the set backs and were successful in getting variances instead of having to tear their homes down.

Expectations would be set and the deal would be a lot easier.

Just be sure to manage it all properly, including the accounting, or you might as well not have set it up.My lawyer has always felt there was risk to have an LLC in a state with no direct bearing on the business.
