The brokerage makes money from brokering the agents and the brokerage makes a profit from the agents for brokerage services. 

I understand that even though that I’m not a real estate broker or agent that I can get and use the MLS Listing service .

If it fell into what I expected them I would dig deeper to get a more accurate picture of what the expenses actually are.Of course this is without debt service of any kind.

Depending on if any review is open with the servicer currently and history of the account, a postponement may still be possible. 

This depends a little bit on whether the trash is handled by the city or private contractors, and also whether the custom in that city is to keep the trash cans "hidden" when not in use (like, in the backyard, or in the garage), but: if you can't see any trash cans around the side of the house or at the corner of the garage, or in the driveway on trash day, whereas the neighbors' houses do have trash cans in those locations, maybe nobody is living there. 

There's also note servicing companies who do this for a monthly fee. 

Can you shop around for this type of service?

I would be hiring them to provide this service each year to report the value as of Dec 31st.

In addition, of course to location (proximlty to all the attractions), size, age, service, amenities ..In October 2016, I used my HELOC to buy a long term rental property in Palm Bay, FL which is currently leased out (yearly) starting March 2017 (and renewed last month).
