Also, I don't see appreciation being a meaningful feature of any regions/sub-markets (except maybe the very hottest ones) anytime soon so I'd think you'd really need to make it work with your income.If you can find a way to offset a future tax increase with savings elsewhere in your expenses (buying/financing a deal at a great basis, self-managing at scale, etc), the tax issue might not be as impactful to you as I am predicting it will be to the market overall.Anyway, best of luck on your journey!

I wouldn't be in a huge hurry to pay off the student loans yet, but this is coming from someone who only racked up around a third of what you have so the potential impact on how you invest is likely very different.
