One of the things I do for my clients buying here is connect them with reputable service people in the area, so from the moment they close they're ready to rock with their vacation rental. :)  Don't be constrained by where you live - as has been said so many times, live where you want, invest where it makes sense

Most people I work with live in primary markets (as opposed to Birmingham, Atlanta, Indianapolis, Kansas City, Memphis, Little Rock, Jacksonville, Ohio, or other secondary or tertiary markets) where the Rent-to-Value Ratios are under 1%. 

I have a 4/2 SFR in Eagle Rock, Los Angeles that I purchased in 2013.  

was it on concrete or river rock?

Starting in the kitchen. new counters, new appliances, painted cabinets, opened up a wall, moved the laundry to downstairs adding a huge pantry to the kitchen. the rest of the upstairs got new flooring new paint, and a tile shower. the downstairs got a sheet-rocked made the bathroom usable, new shower, new toilet, new vanity, added the laundry room. new exterior doors, new windows, new fixtures. the downstairs was the biggest change to the house.
