I've come across a couple properties in the area.

And I say locks changed because, if you do some searches, you will find more than one thread on here where the people got out, and in between the property changing hands, got back in and made themselves at home. 

@Mick Mimnaugh I can get my hands on some great deals in Phoenix.

On the other hand, if it's in a really upscale neighborhood, those kind of expenses are likely worth it.

@Jacob Perez There are a couple things you can do.

If you're not replacing the main service, you can leave a branch or two intact or you can have the electrician drop a couple of outlets from the main if you're pulling all the wire back to the main. 

Looking at a potential real estate investment and I have all the cash flows (after debt service) and anything else I would need I am just lost on a couple of things I am being asked for...

I only have a couple years of experience as an agent but I love what I am doing and want to step it up and progress further into my career.
