For investors that learn from websites like these, you have to develop what guys like Donald Trump learned at the Wharton School of business and Robert Kowalski has learned.You have to learn how to evaluate the ROI like should I use marble counter top or hardwood floors for a better result.I wish you luck on your journey and hopefully you understand if not others may.

I do not have no experience with it.Brought the house for 108k and invested 7k rehab.Have it for sale for 195k.This home appraises around 180k and I was trying to play high offer on it as it rented section 8 for $1250 and I get my rental every month even the tenant sucks.They offered me 186K with 1031 exchange and I have another offer for $180k cash which they want me to evict the tenant before escrow closes.The 1031 exchange offer does not require the tenant to move ( the secret is I do not mind to evict the tenant because she is a pig but I wish I did not have to waist my time with that lady).I will counter offer both buyers and try to get full price on it as I noticed they both are in love with the house.?

If the place needs a new kitchen, let them pick the hardware or counters from a few choices and work around them.

They have new sealers out now that are penetrating and last longer so people don't have to re-seal their counters 1-2x's a year.

@Dave Foster  its been kind to me.PS on my Land deal in CA I just countered the developer with a close all on the same date.. no sense getting the 800k  then paying tax on 2 million when you can just wait 6 months and then 1031 the whole amount.. with a 27k basis  ( what we paid for it mid 90s) tax would be quite high being in CA.thanks for the advice talk to you if it becomes real..
