Although the divorce decree stated that she would try to refinance to get me removed from the home mortgage, she has been unable to do that and so I am included in this HAMP modification and still on the loan for that home.

I would have all my docs. run by the attorney, plus have an escrow company for collecting rent and paying the existing mortgage (be sure r.e. taxes are included with that payment also) so it doesn't fall into foreclosure.

@Henry Centola I like both Paul Cavallaro of Something Broken and Fred Butts of Done-Rite Home Inspections.Paul includes a free radon and both are reasonably priced.I don't like Tiger.

A:  Yes...and again, you don't know what they are.5) The analysis is based on Zillow recently sold searches for 2/1 and evaluation of county auditor sales in past 5 years of 2/1's in the neighborhood.A:  Much better, but I hope you didn't use the Zestimate...and I also hope your criteria for sold comps "in the neighborhood" only included properties within 1 mile, in the same city, that are within 10% in sq ftg of the property being analyzed...or it's not "apples to apples".

Trash,, is a constant issue,, notify tenants,, properly dispose of,, add containers if needed.. let tenants know any trash not put in cans they will be fined,, I've dug thru trash found envelopes to tenants,,taken screen shot and they get 25.00 fine for not getting it in the bin.... don't be surprised if neighbor is one to call that complaint in.. 3.

inherited" tenants like yours are probably waiting to hear from you, so send out contact emergency info and have them respond and include with next rent payment a updated contact sheet,, I'd make an appointment to tour inside of each unit with condition sheet,, the condition from your date of ownership is now what you use for condition move out.. so once that's completed you now know which unit would be tops on your list to rehab and offer an early out to.. if that's a consideration.. you can of course let all tenants know the rent will increase to $$$ when their lease is up and you are accepting 30 or 60 day vacate notices early, they'll be prepared.
