I just finished up with my first home purchase/investment which is a 3-family that I owner-occupy. 2 of the units were all ready to go, rent-ready so I immediately put tenants in and I did a $20k 203k loan to fix up my unit which took 3 months before I could move in and that is perfectly fine.

If you're getting a loan, have you proven that you won't have any issues getting the loan on a property that is distressed (most conventional loans will require the property to be move-in ready)?
